News: We just reduced the price from $349,000 to $325,000, and installed brand new carpet in the living room, dining room, and
one other room. Also - painted all those rooms, and their ceilings!

This would make a great home office, don't you think?

Thanks for dropping by our page...we're selling our house in Friday Harbor on San Juan Island, and wanted to tell you a little bit about it. My family has lived in it for over twelve years, and we've taken pretty good care of it during that time. As you look though this webpage, we'd like to tell you about some of its nice points, and see if it's a good match for you.

Be sure & scroll lower on the page to see a few pictures of the place, and then give us a call if you think it looks like it might suit you.

We are selling this ourselves (without using a real estate agent), and are somewhat negotiable with the term of the purchase. We will provide a legal contract for the sale between you & us, and will be asking for earnest money to get things going, when it's time.

By the way, we're not leaving the island - just downsizing. I knew you would ask.

Here are the major specifications:

• Located within the Town of Friday Harbor. The elementary school is 3/8 mile away & the middle school/high school is .9 miles away (I know, because I walked my kids to school each day.) It's also a nice walk to Jackson's Beach 3/4 mile away, visible from the house.

• Most houses in Friday Harbor are on Town sewer; this house is on its own septic, with a grandfathered agreement. The septic tank was emptied & inspected in June 2009.

• 1990 square foot house on a .33 acre lot

• Three bedrooms plus a "sewing room" we have used for a bedroom; two full bathrooms (the master bedroom has its own bathroom)

• Woodburning stove in living room

• Appliances: Stove/oven (new in 2007), hot water heater (new in 2006), as well as dishwasher, refrigerator, washer & dryer. The house has electric baseboard heat as well as an easy-to-use woodstove. Natural appliance: Sunny backyard with clothes line.

• Large living room, dining room with open kitchen. Kitchen has plenty of storage & counter space. The dining room opens to deck access, and there is also a utility room with backdoor access.

• Older trees surround the house on all sides, including fruit-bearing trees (apples, pears, cherries, as well as a few blackberry bushes). Most of the trees are pine, fir & madrona.

Major improvements in the past five years:
Painted complete exterior & deck (September 2009)
Painted living room, dining room, and removed stippling & painted ceilings as well (Nov 2009)
Installed new carpet in living room, dining room, and project room (Nov 2009)
Four windows replaced & resealed (2009)
Roof replaced (2004)
Gutters replaced (2007)

From the rear, before the paint job! Showing the backyard, deck & tree-encircled lot....

After painting the deck & house's exterior....

One of the things we liked right away about the house when we moved into it in 1997 was the large living room. The picture only shows about half of it - we've had 20+ people meetings in there, as well as spreading 12-15 teenagers on the floor for games.

The room, and house, are heated nicely by the woodstove in the colder months.

As you can see, the kitchen opens into the dining room, with a sliding door leading to the deck outside.

That's the new black stove, surrounded by a whole lot of counter space, including on the other side of the stove. It's great for potlucks & parties...and there's even more cabinet space to my right as I took the picture, and a large pantry out of the picture on my left.

Lots of storage & lots of room...click on the pictures to see larger versions!

The dining room looks out over deck & the lawn to the bird feeder (just left, out of the picture), with easy access to the kitchen & living room.

Doesn't snow much here in the San Juans, but when it does, it's sure pretty.

We replaced the then-thirty-year-old roof
in 2004.

In 2004 my sons & I replaced the carpet in the
master bedroom with a wood laminate floor,
and painted the room as well.

In 2007 we re-painted & re-sealed the wooden deck - and in September 2009, we painted it again!

We've enjoyed living here (we love sleeping in the living room
sometimes, because it's so warm!) and we hope you will too.
